Condition: Used
Description: The building is 96 feet long 60 feet wide and 30 feet tall to the edges, peak is about 40 feet. The roll up doors are damaged beyond repair and there is some damaged areas on the building from hail and wind storms. The Buyer will be responsible for disassembling the building and complete removal of the building and the internal contents (tanks, steel frames, conduit, wiring, dry type transformers, switchgear, etc.) of the building. The interior and attached exterior lighting is included with the building. All materials that are part of the building (insulation, framing, siding, roofing, lighting, interior wall, attached shed, internal contents, etc) shall be removed from the site by the Buyer. The building shall be removed down to the foundation anchorage. Anchor bolts or other metal tripping hazards shall be cut off flush with the top of the foundation. Any pits in the foundation greater than 6 inches deep and greater than one square foot in surface area shall be filled with aggregate. Any debris created by the removal or inside the building shall be removed from the site. The removal boundary shall be clean of debris and left in a safe condition. The build is around 10 years old and there should be no environmental concerns with the building materials. The utilities (power and water) have been turned off outside of the buildings removal boundary. The Buyer is not responsible for removing the concrete foundation. All work on the site shall be performed in accordance with the site safety requirements. Insurance requirements in the bill of sale are required for the time the buyer is on the Seller's property. The building shall be completely removed from the site within 60 days of the release for removal from the Seller.

~ Buyer will be required to sign a Bill of Sale and pay any applicable taxes.
~ After payment clears, the buyer can arrange for pick up.
~ AEP branding decals will be removed prior to the sale.
